“We rarely advertise,” said Zdravko, “simply because we’ve never needed to. Almost all our business comes from referrals. I’ve been able to keep the same phone number for more than 20 years, because I make sure all my clients go away happy!” That’s a huge achievement in the world of Istrian real estate!

Zdravko’s success lies in his vetting process. “I only take on properties where I know their history,” he said. “This means going deeper than just having clean paperwork. I get to know the sellers (they’re often people I know personally) and thoroughly check there are no hidden issues, waiting to surface and cause future problems for a buyer. And I also take care of my sellers, only introducing them to serious buyers.”

Zdravko sees himself as something of a match-maker. “Buying a holiday house is very different to buying a home,” he explained. “You have to have a home, but a holiday home is a luxury. I see it like buying a sportscar: it’s probably expensive, so to buy, you must fall in love with it. It’s much more a purchase of the heart, and my job is about matching the buyer with the right property, to create that spark.”

Beatum rounds out their offer with a wide spectrum of property services. “From construction and renovation work, to furnishing and property management … whatever our customers need, we are there to help,” said Zdravko.

Location

At the roundabout on the edge of Novigrad, turn towards the centre (that is a left turn if coming from Porec, a right turn from Umag or straight on from Buje and the motorway).  200m on, you will come to a roundabout with a large anchor in the middle: Beatum is about 100 m further on, down the left fork. On foot, you can simply walk there, but coming by car, it’s a no entry, so take the other fork and follow the short one-way system round. There is plenty of parking in the area: white spaces are free of charge, blue ones are paid from May until the end of September.
