Based in Višnjan, Habito was established by Karlo Mates and Sanja Temsic in 2006, and has a wide choice of houses and apartments across Istria.
What differentiates Habito from many agencies is their specific expertise with old properties. As a qualified structural engineer, Karlo not only knows how to sell houses, he also knows how they should be put together. “We’ve helped many clients find and then renovate their properties, and have extensive contacts to get the work done,” said Karlo.
“And it’s not just the building work – often the paperwork can pose even bigger problems,” added Sanja. “But if it can be solved, we’ll find the solution. This sometimes involves a battle with bureaucracy, but our philosophy is never to let a client down!”
Habito also has an extensive portfolio of new properties, especially stone houses. “We have a close relationship with many of the developers,” explained Karlo, “and they often use us as their sole agent.”
“And we understand that buying a place abroad can be a nerve-wracking process,” concluded Sanja. “So our aim is to make it as simple as possible, helping out every step from start to finish.”

Location
Habito is on one of the roads coming into Višnjan. The easiest way to find it is to come from the motorway (A9). Once through the toll booth, turn left towards Višnjan and then take the first right, signposted Žbandaj. As you drive up the hill into Višnjan, Habito is on the right-hand side of the road. You can’t miss it – its name is painted on the wall! To park, turn right in front of the sign and then take the first left into the parking in front of the office.
